01One platform, every document

What is Dossi

Dossi is our own AI driven document intelligence platform, developed to help us analyse and review sellers documentation. Built by Hendriks Housing, this platform allows us to build tailored reports of all the documentation for you. These reports highlight every risk, every flag worth clarifying, what is genuinely in order and a total cost summary of the property you are looking to bid on.

Selling agents provide property documentation running to hundreds of pages, written in Dutch for professionals. Reviewing these documents takes hours, with most teams even lacking proof of their due diligence. However, Dossi cross-references every document against every other document in the file, catches contradictions, risks, and outdated information a single read-through would miss. It is here that we are able to provide you with a clear paper trail by condensing our deep research into one report you keep, along with the certainty that you understand what you are bidding on before a purchase is made.

bid with certainty

Nothing goes unchecked

All document types, each read against our custom guidelines

Leasehold deeds, VvE minutes and annual accounts, long-term maintenance plans, structural surveys, permits, land registry and municipal extracts. Every document holds a different story, however we trained Dossi against our own Hendriks Housing playbook, guidelines and our own custom-built market analysis standards.

in your language

Receive your report of the key findings in any language

The file arrives in Dutch and is read in Dutch, because that is where the meaning is. Your report is then written in the language you asked for, with the original wording quoted where a context matters.

Every finding is graded

Red, amber or green, how our agents see it

Every finding carries a severity, the cited document it came from and the page it sits on, our agents can confirm it themself. Green findings records what is genuinely in order, and what presents an opportunity, which is just as useful when you are weighing an offer.

A cost breakdown

Covering the entire cost of your home

Our reports illustrate the details worth clarifying, green flags that speak in the homes favour, along with along with what it costs to live there each month. A full cost breakdown of your home is presented down to the service charge— and the one-off costs on top of the purchase price, transfer tax, and notrary, so that nothing is missing from your total.

Noticing what is absent

What is not in the file is also a finding

The file is checked against our own checklist of what should be there for this kind of property, a survey nobody sent is easy to miss precisely because there is nothing to read.

Cross reference

checking one document against another

Many documents present issues with solutions sitting in another file, cross referencing is one of Dossi's most valuable assets because of this. Contradictions between documents also become flags of their own. These are the typical flags we act on on your behalf.

Nothing is invented

Every finding is cited, then checked against its source

A finding only reaches your report when the quote, citation and page it sits on is verified as correct by your Hendriks Housing agent. Every risk or supportive finding is therefor traceable to the original text before your report is written up.

learning where the findings lie

76  findings

in an average seller package. Each graded, sourced and costed, within a day. Dossi is what makes these reports possible, as seller files are typically buried across dozens of documents, in professional Dutch, with no order to it. The problem was never access to the information, it was turning it into something you could actually use before an official offer to bid with confidence.

Notulen ALV — VvE Zilverlingstraat 27 p. 4 / 11

  1. Reading page 4
  2. Clause matched — funderingsgebrek, no negation
  3. Quote verified against the document text

02 How this benefits you

Dossi presents, we follow up

Dossi provides us with pin point sourced findings, which allows us to work on them  internally. A red or amber finding isn't the end point, it's something we follow up on. Where a finding can be clarified, we chase that clarification ourselves, so you don't get a standalone red flag with a list to work on. You hear about it once, settled.

A possible foundation defect, raised at a meeting and never followed up. In Amsterdam that is the difference between a house that has settled and one that is still settling.

  2. Day 1 · 10:05 — we ask

HH Hendriks Housing to the selling agent

    Foundation survey — Zilverlingstraat 27-II

    Good afternoon,

The minutes of the owners' association meeting on page 4 note that a foundation defect on the canal side could not be ruled out, and that a definitive survey had not yet been commissioned.

Could you confirm whether that survey has since been carried out, and send it across if so? Our client would like it in hand before making an offer.

    Kind regards,
    Hendriks Housing

  3. Day 3 · 11:20 — they answer

SA Selling agent to Hendriks Housing

RE: Foundation survey — Zilverlingstraat 27-II

    Hello,

The survey was carried out in March. It found no active settlement, and the association decided at that point not to proceed further. Report attached.

    Regards,
    Selling agent
